Beli Rumah melalui Agen atau Direct Owner?


 Beli rumah direct owner memang nampak macam boleh dapat murah, tapi realitinya tak selalu begitu. Ramai owner letak harga ikut “harga hati” — kadang lebih tinggi daripada market value. Memang boleh runding, tapi kalau tak biasa dengan proses jual beli, susah nak nilai sama ada harga tu betul-betul berbaloi atau sebenarnya overpriced.

Risiko pula agak besar. Bila beli direct owner, pembeli kena urus semua sendiri: semak tunggakan, pastikan rumah tiada isu legal, pastikan geran clear, periksa keadaan rumah, dan urus bank + lawyer tanpa bantuan. Kalau silap langkah, boleh rugi masa, duit, malah deposit pun boleh lebur kalau tersalah baca syarat.

Dengan agen hartanah berdaftar, proses jauh lebih selamat. Agen bukan saja semak market value dan nego harga bagi pihak pembeli, tapi juga pastikan semua dokumen lengkap, rumah bebas masalah, dan transaksi ikut undang-undang. Agen juga tahu tanda-tanda “red flag” bila jumpa owner yang tak jujur atau rumah yang ada isu tersembunyi.

Akhirnya, beli direct owner boleh berjaya — tapi risiko ditanggung sendiri. Kalau nak harga yang munasabah, proses lancar dan perlindungan dari awal sampai akhir, beli melalui agen memang jauh lebih selamat dan berbaloi.
